Using Existing Floorplans

We can use the existing drawings to create a single, multi paged PDF with multiple floors on it. 

The result will be a clear single PDF with a floorplan showing all floors.

Where No Floorplans Are Available

No problem. We can help by attending site and using our advanced scanning equipment to reverse engineer  floorplans of the existing layout of communal areas. If you require flat layout information also, we can use the lease plans from land registry to create this.

PIB Floorplans

Recent changes in legislation now require high rise blocks to hold simple floorplans in a Premesis Information Box (PIB) which can be shared with the fire service. We have extensive experience in producing these so get in touch to know more.

Use Existing Floorplans

Floorplans are one of the cornerstones of block management and are an invaluable tool in a Property Managers toolkit. Too often however, block managers are forced to rely on poor quality pixelated scans with incorrect details, then scrolling between pages to understand the buildings layout.

 

We can take these old, pixelated plans and re-draw them to a CAD (Computer Aided Design) package to modernize them. By doing this and annotating it, we can also add a vast array of new, useful information. It allows us to:

  • Keep all floors on a single document

  • Convert useless plot numbers into flat numbers

  • Annotate useful information such as:

    • Meter cupboards

    • Riser cupboards

    • Substation Locations

    • Bin Stores

    • Smoke Shafts

    • Bathrooms

    • Pipework (if known)

    • Land Registery Title Numbers (if required)

Where No Floorplans Are Available

A lack of existing floorplans does not need to hold you back! We can attend site and use our advance 3D scanning equipment to accurately reverse engineering floorplans of the existing layouts. 

We will conduct precise measurements of your space and provide you with accurate floor plans of all communal areas. Then, with your assistance, we can populate them with all the information you require. 

For non-communal areas, if required, we can use land registry lease plans to draw the interior layouts of apartments. 

Each service is tailored to you the customer and as little or as much information on the drawings as you require. 

PIB Floor Plan

A Premises Information Box (PIB) Plan should be provided in all high-rise residential buildings. This box contains a variety of documents related to the building in question. In the event of a fire, these will be used by firefighters, so they understand how to assess the situation they are dealing with.

An integral part of this PIB is the floor plan. This allows fire fighters accurate information about the layout and various services within the building. The PIB floor plan created will be in line with the NFCC Guide for Premises Information Boxes which is the guidance document specified in Regulation 6.

 

 It is important this information is correct and kept up-to-date by the accountable person in order for the firefighters to deal with the building and fire correctly and efficiently. 

What does a PIB Floor Plan look like?

To the right is an example of how one should look. Within the plan, the following services will be displayed:

  • Main Access Point

  • Secondary Access Point

  • Final Exit Signage

  • PIB Location

  • Fire Fighting Shaft

  • Dry/Wet Riser Inlet

  • Gas/Electric Isolation Points

  • AOV OR/AOV PAN

Frequent Questions

What will the information received look like?

The floorplans received will each be received in a PDF format. Multi floor plans will still be a single pdf with tabs for each floor. As the agent, you will have the opportunity to review the information to ensure it is correct and sign it off as accurate. Each floorplan comes with three revisions to ensure accuracy.

What Information do I need to send?

The more information you send the better, but in general, it helps if you can send the following:

- A completed indictive quotation

- All available, accurate floorplans

- Leases of each flat to allow use to check against them (f available).

- Locations marked on a printed floorplan of other information you require adding to the drawing.

How do I instuct?

Get a quote by clicking the ‘get a quote now’ button on the pricing plan you feel suits your development and its needs best. This will then download an indicative quote for your job.
